Seniors Housing Types


The Simcoe Village Campus will have a variety of housing types to ensure that many older adults are able to age-in-place in a comfortable, safe, and healthy environment that provides them with many of ​the amenities they require. Amenties in the Campus potentially include a hair salon, doctors’ office, pharmacy, physiotherapy, convenience store, and dental. A Bistro/Café will be operated serving campus residents and the community at large. ​

With all of these amenities available to residents of the Campus, we are ensuring that the variety of housing unit types include many options for those who wish to remain within the same community to age-in-place. The housing types include: 

Twenty life lease suites (apartments) will be available when Simcoe Village Campus opens. These will include four different layouts within a 6-storey building. Check the Future Sales​ tab above to find out how to sign up!

Twenty apartments will be available at market rental rates at the time of Simcoe Village Campus opening. Details on these will become available closer to the official opening of the Campus.

Retirement Living will include both bachelor and one-bedroom suites with 24/7 staffing, congregate meal service, and recreational programming. There will be 42 retirement living suites assigned according to a waitlist. Details on these will become available closer to the official opening of the Campus.

Twelve single-storey detached garden homes will be developed and available for purchase. Each Life Lease Garden Home will be 1,300 square feet, giving residents ample room when downsizing. Check the Future Sales​ tab above to find out how to sign up!​

Each single-storey rental town home will be 1,000 square feet within one of two blocks of homes. Twelve town homes will become available for rent when Simcoe Village Campus opens. Details on these will become available closer to the official opening of the Campus.

​The County of Simcoe knows the importance of affordable housing, especially for seniors. In Simcoe Village Campus, there will be 32 affordable housing units available to those on the waitlist who qualify for all eligibility criteria rented at approximately 80% of market rent. The County of Simcoe works diligently to ensure access to supportive housing where possible, especially for seniors. In Simcoe Village Campus, there will be 32 supportive housing units. This will be a mix of units offered at market rent, with some available at rent-geared-to-income, available to those on the waitlist who qualify for all eligibility criteria. At Simcoe Village Campus, we are developing nine co-housing units. Each of these nine units will be a single home designed with individual bedrooms for seniors with shared amenities. Details on these will become available closer to the official opening of the Campus.

​With an additional 34 long-term care beds, this will bring Simcoe Manor to a total of 160 beds throughout the Home. This includes a specialized behavioural support unit for high acuity clients and will support a split of 50% for basic and 50% for preferred accommodation
