The County of Simcoe has recently received a complete draft plan of subdivision application for the subject lands.
The subject property is approximately 3.94 hectares (9.74 acres) in size. The proposed development is located within the settlement area boundary of Elmvale. The proposed development consists of 69 residential units in the form of townhomes on the majority of lands, approximately 1.92 hectares (4.74 acres).
The proposal includes thirty-two (32) units fronting onto a municipal road (Train Avenue West) and thirty-seven (37) units fronting onto a private condominium road with access to Train Avenue West. Blocks 1 through 5 will accommodate the proposed 69 units with Block 6 for future residential. Block 7 is identified as a stormwater management pond and Blocks 8 to 13 are identified for environmental protection.
The development will proceed with condominium exemption and part lot control applications following the approval of the draft plan of subdivision and amendments to the official plan and zoning by-law. A common element condominium is proposed consisting of a shared road, visitor parking and stormwater management.
County of Simcoe staff has commenced review of the application and has circulated the application materials to the prescribed persons, public agencies and aboriginal communities for review and comment.
Please note that the required statutory public meeting will be held on a date to be determined and that further notice of this meeting will be provided in accordance with the Planning Act, R.S.O. 1990, c.P. 13. and will also be posted to this website.
