The entire property is currently vacant of buildings and generally flat in landform. The property is triangular in shape, with approximately 250 metres of frontage along Dobson Road. </p><p style="text-align:justify;">The development proposal will allow for a total of 48 single detached residential units and a stormwater management pond. The residential component will provide 18 lots with frontages of 15.8 metre and 30 residential lots with frontages of 12.8 metres. The development proposes a new road connection to the existing Stonemanor Woods plan of subdivision. Plan of Subdivision Application for 3879 Town Line - Township of SevernPlan of Subdivision Application for 3879 Town Line - Township of Severn<p><strong>County File</strong>: SV-T-1801</p><p><strong>Applicant</strong>: High Level Construction Ltd.</p><p><strong>Subject Lands</strong>: 3879 Town Line, Township of Severn, County of Simcoe</p><p>The County of Simcoe has recently received a complete residential draft plan of subdivision application for the subject lands.  </p><p><strong>Proposal</strong></p><p>The subject property is approximately 10.86 hectares (26.82 acres) in size and is located within the Marchmont Settlement Area. The lands subject to the proposal are currently vacant, heavily forested, with residential uses to the north, east, west, and a woodlot to the south. </p><p>The proposed draft plan of subdivision will establish 19 residential lots for the development of single detached dwellings that will front onto a municipal road which terminates in a cul-de-sac. The draft plan of subdivision will also include a storm water management block and an Open Space block. The proposed development is to be serviced by private individual wells and private individual sewage services. </p><p>The subject lands are designated “Settlement" in Schedule 5.1 – Land Use Designations to the County of Simcoe Official Plan. County mapping also identifies that unevaluated wetlands may be present on the subject lands.</p><p>The property is designated "Settlement Living Area" in Schedule A6 – Bass Lake and Marchmont Settlement Areas to the Township of Severn Official Plan, with a small portion of the lands being designated “Environmental Protection Area". Plan of Subdivision Application – 5 & 6 Train Avenue West & 70 Yonge Street, Elmvale, Township of SpringwaterPlan of Subdivision Application – 5 & 6 Train Avenue West & 70 Yonge Street, Elmvale, Township of Springwater<p><strong>County File</strong>: SP-T-1704</p><p><strong>Related Township of Springwater Files</strong>: OP-2017-004, ZB-2017-015, SU-2017-002</p><p><strong>Owner/Applicant: </strong>Elmvale Development Inc. </p><p><strong>Subject Lands:</strong> North Part Lot 6 and South Part Lot 6, Concession 8 - 5 & 6 Train Avenue West, 70 Yonge Street South - Elmvale, Township of Springwater, County of Simcoe</p><p>The County of Simcoe has recently received a complete draft plan of subdivision application for the subject lands.  </p><p><strong>Proposal</strong></p><p>The subject property is approximately 3.94 hectares (9.74 acres) in size.  The proposed development is located within the settlement area boundary of Elmvale.  The proposed development consists of 69 residential units in the form of townhomes on the majority of lands, approximately 1.92 hectares (4.74 acres).</p><p>The proposal includes thirty-two (32) units fronting onto a municipal road (Train Avenue West) and thirty-seven (37) units fronting onto a private condominium road with access to Train Avenue West.  Blocks 1 through 5 will accommodate the proposed 69 units with Block 6 for future residential.  Block 7 is identified as a stormwater management pond and Blocks 8 to 13 are identified for environmental protection.  </p><p>The development will proceed with condominium exemption and part lot control applications following the approval of the draft plan of subdivision and amendments to the official plan and zoning by-law. Plan of Subdivision & Condominium Applications - 3600 Narrows RoadPlan of Subdivision & Condominium Applications - 3600 Narrows Road<p><strong>County Files</strong>:  SV-T-1601 (Subdivision) and SV-CD-1601 (Condominium)</p><p><strong>Applicant/Property Owner</strong>: 2115441 Ontario Inc. </p><p><strong>Subject Lands</strong>: Part of Lot 19, Concession 14, geographic Township of Tay, <br>                           Now in the Township of Severn, County of Simcoe, known <br>                           municipally as 3600 Narrows Road</p><p>The County of Simcoe has received a complete draft plan of subdivision and draft plan of common elements condominium application for the subject lands.  </p><p>The subject lands consist of approximately 23.5 hectares (58 acres) and are currently vacant. The property is situated east of Port Severn and has frontage on Narrows Road, Russell Drive and the Severn River (Trent-Severn Waterway).  Shoreline residential development abuts the property to the west and the east.  A large percentage of the property is wooded and contains wetlands and rock barrens in various locations.
