The Investment in Affordable Housing for Ontario program (IAH) (2014 Extension) will provide over $800 million in federal and provincial funding to improve access to affordable housing over six years.  $24.7M has been allocated to the County of Simcoe.

These funds may be used in the following components:



Rent Supplement/Housing AllowanceRent Supplement/Housing Allowance<p>A 'rent supplement/housing allowance' is a subsidy that would bridge the difference between what a tenant can afford to pay and the full market rent.</p><p style="text-align:justify;"><span lang="EN-US" style="text-decoration:underline;"><em>Applicant Eligibility</em></span></p><ul style="list-style-type:disc;"><li>applicant must be on (or eligible to be on) the Social Housing Waiting List</li><li>income cannot exceed 'Household Income Limits' as established by the Ministry of Municipal Affairs and Housing </li><li>tenant cannot be related to owner/landlord/managing agent</li></ul><p><span lang="EN-US" style="text-decoration:underline;"><em>Unit eligibility</em></span></p><ul style="list-style-type:disc;"><li>rents cannot exceed CMHC average market rent (fully serviced)</li><li>self-contained</li><li>satisfactory state of repair (inspection required)</li><li>must meet occupancy standards</li><li>not eligible; hostels, group home/congregate living arrangements, nursing &  retirement home</li></ul><p><span lang="EN-US" style="text-decoration:underline;"><em>How to Apply</em></span><br><br><strong>FUNDING FOR THIS PROGRAM IS LIMITED</strong>. Homeownership ProgramHomeownership Program<p>The Homeownership Program aims to assist low-to-moderate income renter households, in Simcoe County, to purchase an affordable home by providing 10% down payment assistance in the form of a forgivable loan.</p><p>The Program provides renter households with the opportunity to move to homeownership thereby freeing up rental units, encouraging developers to build affordable housing and fostering demand.</p><p>Applicants are encouraged to apply even though there is a waiting list of approximately one to two years for this program.</p><p>A percentage of available funding will be designated for applicants currently living in Social Housing or those who self-identify as Aboriginal households. New Rental DevelopmentNew Rental Development<p></p><p>The New Rental Development component leads to the creation of affordable rental housing units. This could include new construction (including additions and extensions), acquisition, rehabilitation of projects that are in danger of being lost and conversion of non-residential buildings to rental units.  <br><br>The average rents would be at or below 80% of the CMHC Average Market Rent for the community. </p><p>Thank you for your interest in the development of affordable housing.  </p><p>Get <a href="" target="_blank">notified automatically regarding County Tenders</a> for affordable housing funds </p><p>List of <a href="/SocialHousing/Documents/Affordable%20Housing%20Project%20contacts.pdf" target="_blank">projects developed</a> to date.  To live in any of these properties application must be made direct to the projects.</p>
Apply for Home Repairs and Secondary Suites FundingApply for Home Repairs and Secondary Suites Funding<p><span class="ms-rteFontSize-5" lang="EN-US" style="color:#444444;font-family:"arial",sans-serif;">Ontario Renovates (Home Repairs):</span></p><p><span class="ms-rteFontSize-2" lang="EN-US" style="color:#444444;font-family:"arial",sans-serif;">The Ontario Renovates Program includes funding for urgent repairs, renovations, and accessibility modifications for low to moderate income homeowners. Funding of up to $15,000 per unit is available.
